How to Know if you are Eligible to Subdivide Your Land

Unlocking your development potential could get you one step closer to financial security and there are a variety of reasons why it would be beneficial to subdivide your land. Firstly, you may have more room than you need and secondly it is a good way to make a profit on your property, if you are eligible. However, it can be a tricky path to navigate as it is a highly complex procedure. That is why Developments by Impressions offers a specialised service to guide you through the entire process, from conception through to completion.

Council requirements

If your area has just been re-zoned, you might now be eligible for subdivision where you were not before. The council requires that you obtain consent from your local body before any works go ahead. In this, they will assess your land size and the zoning that applies to your property. The council will want to know the arrangement of the proposed houses, fences, driveways and any other expansion on the property with close attention paid to lots that are of irregular shape or on the smaller side. Do not, however, be discouraged if your property falls into one of these categories. We will be able to tell you what will work best to ensure you maximise the potential of your land.

Is subdividing the right decision for you?

What is your block’s development potential? Does it have any construction limitations? Will sewer, water, and power infrastructure impact your plans? We can help you answer all these questions to determine whether subdividing is the right decision for you. We can also take care of all the paperwork and approvals so you don’t have to.

We are able to assist you with determining the potential of your block through our Free Development Potential Report which you can find here.
